Every structure has a lifespan. Our work is to extend it.

Zawaya Al-Emaar GCC delivers general contracting and structural construction with specialist crystalline concrete waterproofing — specified, supplied, applied and verified by one team, from the first pour to a documented handover.

01 — What we do

Three ways we take responsibility for the concrete.

01

Integrated concrete waterproofing

Exclusive PENETRON agent · Western Region

The complete crystalline system — specified, supplied, applied and verified by one team. Admixtures at batching, coatings and repair of existing structures, joints, pile heads and penetrations.

General contracting & turnkey

Design to handover

Complete building packages under our own licence — structure, MEP and finishing — handed over ready for use, with watertightness built into the structure from day one.

02 — Why concrete fails

Water is the root cause.

Concrete is strong in compression and weak in tension, so it relies on steel reinforcement. Through cracks, voids and capillaries, water carries corrosive chemicals to that steel — and four distinct mechanisms begin to dismantle the structure from the inside.

01

Corrosion

Chlorides reach the reinforcement and rust it. The steel expands, the cover spalls, and the damage spreads invisibly along the bar network.

02

Chemical attack

Sulfates and acids in groundwater dissolve the cement matrix, softening the concrete and opening new paths for water.

03

Alkali-silica reaction

Alkalis react with reactive silica in the aggregate to form a gel. It takes up water, swells, and cracks the concrete from within.

04

Freeze-thaw damage

Freezing water occupies 9% more volume, forcing microcracks open. The cycle repeats and the surface progressively breaks down.

The consequence

Stop the water and you stop all four mechanisms at once. That is the whole of what we do.

03 — Service life

The same concrete, more than twice the time before corrosion begins.

Projected service life before onset of corrosion, in years. Determined according to Fick’s Law using ACI methodology.

+56.5additional years modelled before corrosion

Every additional decade is money the owner does not spend on repair, injection, or shutting a facility down.

04 — The system

One crystalline system. Four ways to apply it.

Rather than installing a membrane that can tear or debond, our solutions become an integral part of the concrete matrix.

Admixture

PENETRON ADMIX

Crystalline admixture added at the batch plant, dosed at 0.8–1% of cementitious weight. Makes the full concrete section permanently waterproof from any direction.

Admixture · liquid

PENETRON ADMIX LIQUID

Liquid crystalline admixture dispensed automatically at the batch plant, for high-volume, consistency-critical pours.

Admixture · soluble bag

PENETRON ADMIX SB

Soluble-bag crystalline admixture for addition at the truck mixer where plant dosing is not practical, applied using the approved product method.

Coating

PENETRON

Brush- or spray-applied crystalline slurry for waterproofing and chemical protection of existing concrete, above and below grade.

Repair mortar

PENECRETE MORTAR

Crystalline structural repair mortar to EN 1504 Class R4 (45 MPa) for cracks, form-tie holes, honeycombing and non-moving joints.

Waterstop

PENEBAR SW-45

Swellable waterstop strip for construction joints, pile heads and service penetrations. Supported by PENEPLUG and PENETRON INJECT for active leaks.

05 — How we work

Six stages, from drawings to documented handover.

Nothing is left to the pour.

  1. 01

    Assessment

Drawings, soil and groundwater conditions, exposure class and design intent — what the structure will actually face.

  2. 02

    Specification

The right system and dosage, method statements, and confirmed compatibility with your mix and admixture regime.

  3. 03

    Coordination

Ready-mix supplier, main contractor and consultant aligned on dosing, timing and sequencing before the first pour.

  4. 04

    Application

Our technical team supervises batching and application on site, verifying dosage and workmanship at every stage.

  5. 05

    Verification

Dosage confirmed through tracer verification where applicable, with quality records documented throughout.

  6. 06

    Handover

The scope is handed over with a complete technical documentation package.
